CBRE represented the landlord, Hartz Mountain Industries. 235 Pinelawn Road is the site of the former Newsday headquarters, which was razed in 2021 and redeveloped into a 600,000 sq. ft. state-of-the-art distribution center completed in 2022. The property features pre-fabricated concrete panel construction, 40’ ceiling height, ESFR sprinklers, 54’ x 56’ column spacing and ample employee and trailer parking. Occupancy for the long-term lease is expected to occur in the Spring of 2024 after construction of office space and other tenant improvement work. The project benefits from a 15-year tax abatement from the Suffolk County Industrial Development Agency.
